But when you’re looking to rent somewhere in particular, how can you be sure that it’s going to be perfect and you’ll avoid any pitfalls that might be lying in wait further down the line?

So, here are our Queen Street tips on renting a flat which should arm you with the tools you need to make sure that the place you rent is right for you.

 

Our top tips!

  1. Check out the area – Is it the type of place you want to live? What is important to have nearby? Is it good amenities you need or an awesome nightlife for example?
  2. Search high and low – there’s no reason why you shouldn’t have the best for your budget so remember to search the whole rental market, including property management companies and online.
  3. Ask the agent about the fees – beware of hidden costs and make sure fees for things such as credit checks aren’t too high.
  4. Check the property has everything you need – it’s easy to get blown away by a property looking nice or being in the right area, but does it have the features and facilities you need? Take your time viewing the property to make sure.
  5. Take a checklist to help you – eg.. washing machine (check), decent shower (check), central heating (check), swimming pool, sauna and gym (check) 😉
  6. Know your rights as a tenant – don’t be taken in by unfair or unscrupulous landlords.
  7. Read the tenancy agreement – yes, even the small print.
  8. Make sure the inventory is correct – when you move in you should be given an inventory. If you haven’t got one, make your own. Be careful to note standards of wear and tear as well as furniture that is present.
  9. Make note of any problems when you move in – remember to make the landlord or letting agent aware asap.
  10. Take care of your deposit – check how it will be protected during your tenancy and ensure you get it back after you leave. (Check if the landlord a member of The Tenancy Deposit Scheme)
